HomeSeeker SA Ballot Guidelines

About HomeSeeker SA

HomeSeeker SA is an initiative of the Government of South Australia designed to benefit eligible homebuyers by providing exclusive access to affordable homes.

Homes for sale through the Affordable Homes Program on the HomeSeeker SA website are sold via a ballot process run by HomeSeeker SA. This ensures fairness and transparency to homebuyers.

These guidelines outline the process for selling a home via a ballot on the HomeSeeker SA website.

Ballot Guidelines

  • The ballot process is conducted by the Affordable Housing and Market Solutions team.
  • Details of the ballot, including information about the property, should be communicated to the public via the official HomeSeeker SA website according to the ballot schedule. Additional forms of communication are not subject to the ballot schedule and are supplementary to the information provided on the HomeSeeker SA website. Supplementary forms of communication include any of the following:
    • HomeSeeker SA social media
    • HomeSeeker SA EDMs
    • HomeSeeker SA property listings and coming soon links
  • Candidate applicant is the first applicant drawn from the ballot. Candidate’s contact details are sent to the sales agent to make contact. The Candidate is informed their application has “progressed in the application process”. Verifying eligibility requirements and entering commercial terms remains with the sales agent and must be navigated successfully to secure the purchase.
  • Candidate must have their eligibility confirmed by the sales agent (including a signed and witnessed HomeSeeker SA Declaration of Eligibility). Candidates found to be non-eligible will lose their place in the ballot for the identified property.
  • There is no limit to the number of eligible people who can enter the ballot.
  • Entrants to the ballot may only enter once and are only eligible to be selected as the Candidate for one property.
  • At least three backup entrants must be drawn in the ballot. If any of the successful ballot entrants elect not to sign a declaration of eligibility to purchase a property within five (5) days, the agent/developer may offer the property to backup entrants in the order the backup entrants were drawn.

If any properties are not successfully under contract following the ballot, the agent/developer must notify the Affordable Housing and Market Solutions team at the Department for Housing and Urban Development.  The properties will then have a new ballot draw date selected for up to five times within the exclusivity listing period.
