The delivery of affordable home ownership supports key economic and social infrastructure for the state, including stimulating the housing construction sector.

Stable housing is recognised as a key pillar to help South Australians succeed in life. It provides stability in people’s lives, which underpins employment, health, and education.

South Australia’s Planning and Design Code includes an Affordable Housing Overlay that outlines a consistent approach to delivering affordable housing across the state. The South Australian Government has published an Affordable Housing Developer Toolkit, aimed at assisting builders and developers to successfully include affordable housing in their projects.

 

Why you should be involved

 

As a developer or builder, being involved in HomeSeeker SA will help you to: 

  • reach and sell to low and moderate income home buyers 

  • understand the diversity of housing stock and tenure types that you can include in your developments to improve vitality and vibrancy in you communities 

  • support first home ownership households in your developments, creating more stable communities with long-term residents 

  • educate existing renters on the benefits of home ownership 

  • keep up-to-date with new initiatives in the HomeSeeker SA program 

 

How to get involved

There are a number of ways for the building and development industry to get involved in HomeSeeker SA. The SA Housing Trust has published the Affordable Housing Developer Toolkit as a guide to assist developers and industry professionals to deliver affordable housing.

Build programs and the release of land for sale are made available through SA Tenders and Contracts and Renewal SA.

 

Affordable Housing Overlay  

The Affordable Housing Overlay within the Planning and Design Code envisages that residential developments of 20 or more homes should include a minimum 15 per cent affordable housing component. The Overlay also includes planning incentives designed to enhance the feasibility of affordable housing, such as smaller lot sizes, reduced car parking, and increased building height.  

 

Affordable Housing Developer Toolkit  

The Affordable Housing Developer Toolkit is a guide to delivering affordable housing for developers and other industry professionals. The Toolkit is designed to complement due diligence and feasibility studies and address the affordable housing development process step by step. The Toolkit includes useful information about:

  • planning incentives in the Affordable Housing Overlay 

  • land tax relief for affordable housing 

  • developer requirements when providing affordable housing 

  • connecting with eligible home buyers through HomeSeeker SA.
